We are concerned that the house can properly manage moisture. Here's some things to think about:
- Moisture related challenges are best prevented by designing assemblies that are both breathable and airtight. There's a lot of science about managing the proper dew points in wall and roof assemblies.
- Roof Leaks: We need access from the garage to look into the attic and see what's going on. Last house had a flying squirrel problem and we couldn't get into he vaulted ceiling to understand if any damage had been done - or to repair it if it had. (Side note - critter-proof mesh needs to be installed at all rodent chew points)
- Ensure proper flashing at windows and doors: see window install article from Fine Homebuilding Energy efficient homes 2015 issue.
- Install capillary break under bottom sill plate - see Air-Sealed Mudsill Assembly article.
- Crawlspaces and basements are a source of moisture and there's no way to do them well - we excluded those in our deign.
