For last six winters, we lived in a 320 square foot efficiency condo on South Padre Island. We learned:
1. We can live with less
2. 320 square feet is a bit small
3. We don't like to put the bed away every day or have the bed in the kitchen
4. One bathroom is not enough
5. Living on the 3rd floor is good for exercise, but not convenient
6. Having a garage the same size as the house is about right
